An option to renew gives a tenant the right — but not the obligation — to extend a lease for a further term, on terms specified in advance, before the current lease expires. It gives the tenant certainty against being forced out at the end of the term while preserving the landlord's ability to plan around a defined timeline.

Without a renewal option, a tenant has no guaranteed right to stay beyond the current term — the landlord could choose not to renew at all, or demand substantially different terms, leaving the tenant to relocate or renegotiate from a weak position.

The clause needs two things to actually be useful: a defined process and deadline for exercising the option (commonly requiring written notice 90-180 days before expiry), and clarity on how rent for the renewal term is determined — a fixed figure, a formula, or market-rate negotiation.

An option tied to "market rate rent to be agreed" without a fallback mechanism can become a source of dispute at exactly the moment the tenant is relying on the option for certainty — a defined rent-review process or independent valuation mechanism avoids that.

Example

A commercial tenant has an option to renew their five-year lease for a further five years, provided they give the landlord 120 days' written notice before the current term ends. Renewal rent is set at the prevailing market rate, determined by an independent valuer if the parties can't agree.
